Painting quotes come in two forms: a fixed price per room, or a day rate per painter. This guide sets out the painter and decorator prices Hausio charges in London in 2026, what the price includes, and how long the work takes.
Cost to paint a room in London
A standard room is £320: walls and ceiling, two coats, with preparation included. Preparation means taping, filling minor holes, sanding back to a clean surface and an undercoat where needed. Skirting and architrave are an add-on.

When a day rate makes more sense
Whole flats and period properties are quoted by day rate, £220 per painter per day, because every room is different. A 1-bed flat takes about 3 days with one painter or 2 days with two. A 2-bed flat takes about 5 days with one painter. Stripping wallpaper, removing woodchip or heavy filling adds a day.
What is included in the price
- Preparation: filling, taping and dust-sheeting.
- Two coats on walls and ceiling for a standard room.
- Materials supplied at trade cost with no markup, or you can provide your own paint. Receipts come with the invoice.
What changes the price
- The condition of the walls. Cracks, peeling paint and stains need more preparation.
- Wallpaper. Well-stuck, smooth paper can sometimes be primed and painted; bubbled, peeling, woodchip or embossed paper has to come off first.
- Woodwork and period detail. Sash windows are £85 per side and external doors £140.
